When can I anticipate being scheduled for construction?
Our scheduling your project is dependant upon three main factors…how long it takes to procure the appropriate materials, your municipality’s permitting process and our current backlog. Your project manager will keep you informed and give you an anticipated date range. Please note that because we work outdoors that weather is a huge factor in construction delays and scheduling considerations (i.e. some planting installations may be postponed to when weather conditions are more favorable in accordance with best horticultural practices).
How can I determine how long my project will take?
We produce a time line with every project, but there may be situations that could decrease or increase those estimates. Those include, but are not limited to: weather, delayed delivery of materials and manufactured items (pavers, stone, urns, railings, etc.), weather, and other unforeseen issues (drainage issues found during excavation, underground issues that otherwise went undetected, delays in permitting). Your project manager will discuss any out of the ordinary situations that occur.
Why do I have to sign and pay for permits?
Most Villages require the property owner’s signature and payment.
We didn’t get the Village’s approval, what happens next?
Although our landscape architects are diligent when reviewing Village codes and ordinances while creating your design, those local regulations are ever changing and sometimes very site specific. Therefore, making revisions may be necessary. Usually the revisions are minor, but sometimes they can be extensive. Your project manager will walk you through any necessary changes for your approval prior to finalization of the drawings. Please note we cannot schedule your construction until we have obtained permits from your Village.
What should I expect on the first day of work?
Prior to the first day of work two things happen to make fieldwork run smoothly. Our staff has a pre-construction meeting to discuss the scope of work, material procurement and staging. Then your assigned superintendent and crew leader will walk through the details of your project on site. If your project requires a machine or other materials, they may be delivered one to two days prior to commencement of work.
What is the day-to-day procedure that your crew will follow on my property?
Your crew will typically arrive between 7-8 am; they will park and unload preparing for the days work. Generally we do not park our trucks in driveways although there are certain locations where we must when street parking is prohibited. Either your project manager or superintendent will introduce you to your crew leader. Also expect them to take three breaks, one in the morning, one in the afternoon and a midday lunch (this is by law). After each workday your site will be left in a clean and orderly fashion.
What is the procedure for locating underground utilities?
ILT utilizes a line location service (J.U.L.I.E.). J.U.L.I.E. coordinates the location of utilities and cable lines. Invisible fence lines, low / line voltage wiring and irrigation system locations will be the responsibility of the property owner. Your project manager will inform you when these locations should take place. Although lines are located, there are situations where we find lines in unexpected locations or depths. That is why hitting lines and an interruption of service may occur. Should your service be interrupted please contact your project manager at your earliest convenience.
When is final payment due?
Final payment is due upon receipt of our final invoice the final day of the job. Please note that if full payment is not remitted within 30 days of receipt of that invoice your warranty becomes void and interest charges may accrue.
Will someone explain how to maintain my investment?
Of course! In our opinion it is always important to talk about the costs involved in maintaining your investment sooner than later. Therefore prior to the completion of your project you will receive a landscape management and irrigation maintenance proposal from your project manager. Our landscape management agreement includes the maintenance of all turf areas and planting beds for an eight-month period (April – November). It also incorporates spring, fall clean ups and a dormant plant pruning during the winter months.
Should you choose to maintain your new landscape yourself, we will provide you with a post construction handbook that includes basic instructions. We recommend that you follow these instructions to protect your warranty.
